Our specialist Student Lettings Consultants are on hand to guide you through every step, from finding the right property, booking appointments to view the property, moving you in and dealing with any requirements throughout the term of your tenancy.
Should any problems arise during the course of your tenancy there is help on hand from both our Student Lettings Consultants and our dedicated Maintenance and Repairs Department.
As many university students study away from their home town, all student properties are fully furnished with most individual bedrooms having a bed, chest of drawers, wardrobe, desk and chair. Kitchens are also equipped with a cooker, fridge and washing machine. Many of our student properties also benefit from a garden.
We have a wide variety of student properties on our books, ranging from 1 bed roomed properties right through to those large enough for 11 sharers.
To keep life simple, rents for student properties are calculated on an individual basis, with each student paying their rent directly to Providence properties.
Providence properties are members of the Tenancy Deposit Scheme for Regulated Agents (TDSRA) giving students and their parents the peace of mind in knowing that they will receive a fair deal through independent adjudication when they rent their student accommodation through us.

Location
Is the property in a convenient location for local shops, pubs and other facilities?
Are there good transport (bus/metro) links to the city centre and University?
Property

Check that the house meets with the health and safety standards laid out within the Accreditation Scheme/HMO Licensing.
Does the property have adequate heating facilities- i.e. heating in each study bedroom plus common areas such as the lounge and kitchen?
Inspect the physical structure of the building for obvious signs of damp or disrepair.
Are there enough amenities in the property for your group- i.e. number of toilets, showers and cooking facilities? A guideline is one of each facility per six students.
Check the condition of the fixtures, fittings, décor, carpets and furniture.

Contractual
Is the rent comparable to other properties in the area?
Do you feel you are getting value for money and most importantly can you afford it?
What is included in the rent?
Get written confirmation of any repairs from the landlord and when the landlord intends to address them.
Signing up
Once you have found a property your landlord will ask you to commit to it. You may be asked to sign the contract straight away. However, in some instances you will be asked for personal details, to provide a deposit and be asked to return later to sign a contract.
Deposits

When signing for a property it is usual to pay a deposit. This is a guarantee to the landlord that you intend to take up the tenancy until the contract is signed. You may lose this money if you decide not to take the property.
Once the tenancy agreement is signed this deposit will become a damage deposit. This will be held by the landlord until the end of the tenancy and used to offset against non-payment of rent, damage, or a lack of cleaning to the property.
Deposit levels can vary between £300-£600. Make sure that you get a receipt for the deposit and ensure that you obtain an inventory of the property once you have moved in.
